WHEN MOPPING ISN’T ENOUGH

Why grout can still look dirty after you mop.

Grout lines sit below the tile surface, where soil and residue can collect. Everyday foot traffic, spills, and repeated cleaning can leave buildup that a mop does not fully lift away.

Mopping helps with routine care, but dirty water and leftover cleaner can move soil around or leave another layer behind. More scrubbing is not always the answer.

Look beyond the surface

Professional grout cleaning loosens accumulated soil and recovers the dirty water, helping reveal the floor beneath the buildup.

OUR TILE & GROUT CLEANING PROCESS

A thorough process, from inspection to hot-water extraction.

Professional tile and grout cleaning with high-pressure hot-water extraction in Jackson County, Oregon.

01 · Inspect

We inspect the tile, grout condition, soil level, and any areas of concern. That helps us choose the appropriate cleaning approach and set realistic expectations before we begin.

02 · Remove loose dry soil

We sweep or vacuum loose soil, pet hair, dust, and debris so it doesn’t interfere with the cleaning process.

03 · Apply cleaning solution

We apply the appropriate cleaning solution for the soil and surface, allowing it time to loosen embedded grime, residue, and buildup.

04 · Scrub

We scrub the tile surface and grout lines to break loose embedded soil, grime, and buildup so it can be thoroughly rinsed and extracted.

05 · Hot-water pressure rinse & extract

We pressure-rinse the tile and grout with hot water using up to 1,100 PSI through a specialized cleaning tool that contains the spray and extracts the dirty water at the same time. Powerful truck-mounted vacuum recovery removes the loosened soil, grime, and residues as we clean, while recovering so much of the rinse water that the floor is left nearly dry.

WHY EXTRACTION MATTERS

Dirty water should leave the floor—not get pushed around.

Scrubbing loosens the soil. Extraction removes it. Our specialized pressure-washing wand rinses the tile and grout while powerful vacuum recovery carries the dirty water, grime, and residues away from the floor.

Clean means removing what was there.

Instead of repeatedly moving dirty water across the surface with a mop, professional extraction physically removes the loosened soil and residues from the floor and takes them out of the house. The result is a deeper clean with far less water left behind.

What grout sealing does

Clear grout sealing adds protection after cleaning, helping grout resist future staining and making routine maintenance easier while preserving its natural appearance.

Sealing is an add-on, not a substitute for cleaning. Grout is cleaned first and needs adequate drying time before sealer is applied. It will still need regular care and prompt spill cleanup.

Plan for a next-day return.

Normally, we return the next day to seal the grout. That allows time for it to dry adequately after cleaning.

Same-day sealing may occasionally be possible after an early cleaning when sufficient drying time and air movement are available. We assess readiness rather than rush the application.

TILE & GROUT CLEANING FAQ

Questions before you schedule?

Why does my grout still look dirty after mopping?

Grout lines can hold embedded soil, residue, and dirty water that routine mopping doesn’t fully remove. Mopping can also redistribute dirty water across the floor and back into the grout lines. Professional cleaning breaks that buildup loose, extracts it from the floor, and takes it out of the house.

How does professional tile and grout cleaning work?

We inspect the floor, remove loose soil, apply the appropriate cleaning solution, and scrub the tile and grout. We then pressure-rinse with hot water using our specialized cleaning wand at up to 1,100 PSI while powerful truck-mounted vacuum extraction removes the dirty water, loosened soil, and residues from the floor and out of the house.

How much does tile and grout cleaning cost?

Residential tile and grout cleaning starts at $175. Clear grout sealing starts at $95 per 250 sq ft. If we’re already at your home cleaning carpets, ask about adding a small tile bathroom or hallway for $40. You can view complete pricing through our online booking options, and we confirm the scope and total before work begins.

Will dark grout become its original color again?

Cement-based grout is porous, so it can absorb dirty water, soil, and residues below the surface—not just collect dirt on top. Professional cleaning can remove a great deal of that buildup and often make a dramatic difference, but deeply absorbed discoloration may not come completely out without risking damage to the grout.

That’s also why we recommend applying a clear penetrating sealer after cleaning. Sealer helps grout resist future staining, but that protection wears over time. Grout should be resealed before the protection is completely gone—typically when water begins soaking readily into the grout again rather than beading or absorbing slowly.

Should grout be sealed after cleaning?

Yes, we recommend sealing porous cement-based grout after it has been professionally cleaned. A clear penetrating sealer helps keep dirty water, spills, and soil from soaking as readily into the grout, helping it resist staining and making routine cleaning easier. Sealer does wear over time, so it should be reapplied before the protection is completely gone.

Why do you wait before applying grout sealer?

Grout needs time to dry after cleaning so the sealer can penetrate properly and bond within the grout instead of being blocked by excess moisture. Our normal process is to return the next day to allow adequate drying time. In some cases, an early cleaning with good airflow may allow same-day sealing, but we would rather give the grout the time it needs than rush the application.

How long before I can use the floor?

After cleaning, wait until the floor is dry before normal use. If we are returning to seal the grout, try to keep the area as clean as possible in the meantime—avoid shoes, pets, spills, and anything that could track soil back onto the freshly cleaned grout.

After the sealer is applied, we’ll give you the specific guidance for foot traffic, moisture, and curing based on the sealer used.

How often should tile and grout be professionally cleaned?

There is no one schedule that fits every home. Traffic, pets, spills, the condition of the grout, and how the floor is maintained all affect how quickly soil builds up again. Some homes only need professional tile and grout cleaning occasionally, while high-use homes or homes with multiple pets may benefit from cleaning every few months.

If the grout stays dark after normal mopping or the floor starts looking dull and dingy, it may be time to have us take a look. After inspecting the floor and seeing how it responds to cleaning, we can recommend a practical maintenance interval for your home.
