OUR PROCESS
A deeper commercial clean, step by step.
01 · Inspect
We inspect the tile, grout condition, traffic patterns, grease or heavy buildup, and any problem areas before choosing the cleaning approach.
02 · Remove Dry Soil
We remove loose soil, dust, grit, and debris before wet cleaning begins.
03 · Apply Cleaning Solution
We apply the appropriate cleaning solution for the soil and surface, allowing it time to break down grease, grime, residues, and buildup.
04 · Scrub
We scrub the tile surface and grout lines to break loose embedded soil, grease, grime, and buildup.
05 · Hot-Water Pressure Rinse & Extract
We pressure-rinse the tile and grout with hot water using up to 1,100 PSI through a specialized cleaning wand that contains the spray while powerful truck-mounted extraction recovers the dirty water, soil, grease, and residues.
Because our extraction system recovers most of the rinse water as we clean, the tile surface can dry in as little as about 15 minutes.

WHY EXTRACTION MATTERS
Dirty water should leave the floor — and the building.
Scrubbing loosens soil while extraction physically removes it. Our specialized contained cleaning wand rinses the tile and grout while powerful vacuum recovery carries dirty water, grease, grime, and residues away from the floor and out of the building.
Clean means removing what was there.
The floor is left cleaner because loosened material is removed, not spread around. Because our extraction system recovers most of the rinse water as we clean, the tile surface can dry in as little as 15 minutes.

OPTIONAL CLEAR GROUT SEALING
Protect the clean grout from what comes next.
What grout sealing does
Clear penetrating grout sealer helps porous grout resist future staining and makes routine maintenance easier. Protection wears over time and should be reapplied before it is fully gone.
Seal after the grout dries.
Grout must dry adequately after cleaning before sealer is applied so the sealer can penetrate properly. Normally we schedule grout sealing for the next day, after the grout has had adequate time to dry.
When we return later to seal, keep the freshly cleaned floor as clean as practical before the sealing visit.

COMMERCIAL FAQ
Common questions from facility managers and business owners.
Why does commercial grout stay dark after mopping?
It depends on the grout type. Porous cement-based grout can absorb dirty water, grease, soil, and residue below the surface, which can make grout lines stay dark even after repeated mopping. Other commercial grout systems may be less porous but can still hold surface soil, grease, or residue.
Professional commercial tile and grout cleaning loosens that buildup, then extraction removes the dirty water and loosened soil from the floor instead of spreading it around. If staining has penetrated deeply or the grout is damaged, we’ll explain what cleaning can reasonably improve before we begin.
Can you clean grease and food residue from restaurant or bar tile floors?
Yes. Restaurant and commercial kitchen tile can collect grease, food residue, spills, and dirty mop-water buildup. We use the appropriate cleaner for the soil and surface, scrub the tile and grout, then hot-water rinse and extract the loosened material. Removing greasy buildup helps reduce slippery residue while leaving the floor cleaner and much drier than mopping alone.
Can service be scheduled around business hours?
Yes, where practical. We can schedule after hours or during lower-traffic periods to reduce disruption. During the walkthrough, we look at your operating hours, staff access, busy periods, and which areas can be taken out of service so we can recommend a cleaning plan that fits your facility.
How fast can the floor return to use?
How fast can the floor return to use?
Because our extraction process recovers most of the rinse water as we clean, the tile surface can dry in as little as about 15 minutes under good conditions. Actual drying time depends on airflow, temperature, humidity, and the floor itself.
The grout can retain moisture longer than the tile surface. If grout sealing is planned, we allow the grout additional time to dry thoroughly before applying sealer.
How often should commercial tile and grout be professionally cleaned?
The right commercial tile and grout cleaning frequency depends on traffic, grease, spills, and how the floor is maintained day to day. Busy restaurants, bars, restrooms, and other high-use areas may need professional cleaning more often than lightly used offices or showrooms. We can recommend a practical cleaning schedule based on how your facility is actually used.
Should grout be sealed after cleaning?
It depends on the type of grout. Porous cement-based grout can benefit from a clear penetrating sealer to help resist future staining and make routine maintenance easier. Other commercial grout systems, such as epoxy or other non-porous grouts, may not require or accept the same type of sealer. We identify the grout type and recommend sealing only when it is appropriate for that floor.
Why does grout need to dry before sealing?
For porous cement-based grout, the grout needs time to dry after cleaning so a penetrating sealer can absorb properly and bond as intended. We normally schedule sealing for the next day after cleaning. If sealing is planned, keep the freshly cleaned floor as clean as practical until we return.
How is commercial pricing determined?
Commercial tile and grout cleaning is custom quoted. Pricing depends on square footage, floor condition, soil or grease buildup, access, scheduling needs, grout type, sealing requirements, and how frequently the floor will be maintained. A walkthrough lets us recommend the right scope of work and give you a clear quote.
